We believe holiday rental management should be straightforward. Owners receive booking income directly, with management fees invoiced monthly and clearly outlined from the beginning. No unnecessary complexity. No surprises. Just complete transparency.
Bookings are managed across Airbnb, Stayz, Booking.com and our direct booking system. Guest payments are received directly by you via the relevant platform or payment provider, allowing funds to be released as quickly as possible.
Normanville Beach Co. invoices owners monthly for management fees and agreed charges. We don’t hold guest funds, helping keep payments simple, transparent and easy to track.
Our management commission is 15% of total booking revenue. No hidden cost. No unexpected fees.
We’ll always be transparent about fees and discuss any property-specific costs with you before we get started.
Absolutely. It’s your home and you’ll always remain in control of when it’s available for guests. Many owners choose to reserve time for family holidays, long weekends or special occasions throughout the year.
Yes. Owners are required to hold appropriate public liability insurance covering the use of their property as a short-stay holiday rental.
We’re happy to discuss insurance requirements and point you in the right direction if you’re unsure what’s needed.
Cleaning costs are charged to guests as part of each booking. Linen is included in the guest experience and its cost is recovered through the nightly rate, with owners charged a small amount as part of their monthly invoice.
Maintenance and repairs are always charged at cost, with coordination handled on your behalf.
We’re authorised to arrange urgent repairs up to $300 per incident without prior approval. If immediate action is required to protect the property or ensure guest safety, we may exceed this amount if we’re unable to contact you.
Our priority is always protecting your property and ensuring guests are appropriately cared for.
We manage damage claims, excess cleaning charges and other guest-related issues through the relevant booking platform’s resolution process. Any recovered funds are passed directly to you.
Wherever possible, we’ll handle the process on your behalf and keep you informed every step of the way.
Yes. Our management agreements are open-ended and may be terminated by either party with 30 days’ written notice. Existing confirmed bookings will continue to be honoured.
