All bookings are managed through established short-stay platforms as well as direct enquiries, with calendars monitored closely to avoid conflicts and maximise availability. We manage guest communication from initial enquiry through to check-out, ensuring guests are well informed and supported while you remain hands-off. Owners receive income directly from bookings, with management fees invoiced monthly, making cash flow clear and easy to track. Our goal is to keep financial arrangements simple, fair and straightforward, so you always know where you stand.
Bookings are managed through platforms such as Airbnb, Stayz, Booking.com and our direct booking system. Guest payments are received directly by you via the relevant platform or payment provider, allowing funds to be released as quickly as possible.
Normanville Beach Co. invoices owners monthly for management fees and agreed charges, keeping payments clear, timely and easy to track. We do not hold guest funds, which helps streamline cash flow and reduces unnecessary delays.
This approach keeps things simple, transparent and efficient for owners.
Our management commission is 12.5% of total booking revenue. A monthly administration fee of $35 per property applies, covering marketing platforms, booking systems, guest communication tools and owner reporting.
Cleaning fees are charged to guests per booking. Linen is charged to guests if requested. Maintenance and repairs are charged at cost, with coordination handled on your behalf.
Yes. Owners are required to hold appropriate public liability insurance covering use as a short-stay holiday rental.
We’re authorised to arrange urgent repairs up to $300 per incident without prior approval. If immediate action is required to protect the property or ensure guest safety, we may exceed this amount if you’re unreachable.
We manage damage claims, excess cleaning charges and other guest-related issues through platform resolution channels. Any recovered funds are passed directly to you.
Security cameras may be used on a property provided they are positioned in external areas only and are clearly disclosed in the listing, in line with short-stay platform requirements. Cameras are not permitted inside the home or in any private guest areas.
Normanville Beach Co. works with owners to ensure any security measures are appropriate, transparent and compliant, helping protect the property while maintaining guest privacy and comfort.
Yes. The agreement is open-ended and can be terminated by either party with 30 days’ written notice. Existing confirmed bookings will still be honoured.
